Second-storey additions are no longer niche; they’re becoming the dominant form of major renovations in many parts of the city.

Where homeowners once extended outward – pushing into backyards and side setbacks – more and more are choosing to build ‘up’ instead.

So what’s driving that shift?

As we explore, it’s not just a design trend; there’s a mix of economic, planning, land size and other issues that are driving the changes.

Land Scarcity

Sydney’s biggest constraint isn’t construction, it’s land.

For many homes, there simply isn’t enough garden into which you can significantly expand your living space.

Added to that, many homeowners don’t want to give up their garden if they can avoid it, whether that’s to maximise outdoor entertaining, or maintain an area for kids to safely play.

As a result, ground-floor extensions are physically constrained, while vertical expansion remains viable. Second-storey additions can effectively double your living space whereas ground floor extensions rarely allow for that degree of expansion.

Better “Bang For Buck”

There is a perception that ground floor extensions are cheaper than adding another floor to your home. However, that’s not usually the case.

Expanding ‘out’ can be more expensive because of the high costs of extensive excavation, site preparation and laying new foundations.

While second storeys may require additional costs like reinforcing the existing home to support the new weight and replacing much of the old roof, these costs are usually less than the alternative.

Lifestyle

Aside from avoiding the loss of garden we mentioned above, adding a second storey suits many homeowners for other reasons.

The upper floor can create a separation between living and sleeping areas and reveal a view that adds significant value to your home.

Because a second storey is more likely to double your living space compared to extensions, other features like ensuite bathroom, walk-in wardrobes, study areas and secondary TV / rumpus rooms become viable.

Planning Restrictions

In NSW, planning rules like setbacks and site coverage/site density can restrict footprint growth making extensions less viable than additions.

Yes, there are also privacy limitations that can limit some aspects of a second storey, but these can be more easily overcome by the judicious placement of windows, use of opaque glass and other design choices that overcome objections by a neighbour.

Overall, extensions often hit planning limits faster than second storeys, meaning that the latter have become the path of least resistance in Sydney.

“Street Appeal” and the “Street Effect”

A well-designed second storey can enhance your home’s look and give it a more commanding presence adding “street appeal“.

While many homeowners aren’t expanding their home with the intention to sell it, knowing that their significant investment into a major renovation has another upside in terms of the value of their home is no bad thing.

The “street effect” also plays a role in home value: once a suburb reaches a tipping point where more homes have second storeys, buyer expectations shift, and homes with two floors become more desirable than those with only one.

Where Extensions Still “Win”

If you need more space and your building footprint doesn’t already cover a large part of your land, extensions are still worth considering.

A larger ground floor gives you the opportunity to create a significant entertaining space, an improved layout and other lifestyle enhancing features that homeowners look for today, like an open plan living/kitchen/dining area flowing onto a spacious outdoor deck.
